2025 CLPHOA Financial Report
Hello, Neighbors!
Thank you to all who attended last night’s Annual Meeting. The presentation is attached and will be posted on clphoa.com today. Feel free to email the Board at cobblestonelakepreserve@gmail.com if you have any follow up questions for us.
Highlights from the Annual Meeting:
1. The 2025 budget came in 18% under the 2024 spend.
2. Both monuments will be replaced this spring using cash; no special assessments
3. The Board approved a 6% increase in dues for 2026. The amount due per household by May 31, 2026 is $272.00.
4. The 2026 Budget includes proactive pond care, a controlled burn, Common Area landscaping maintenance, and financial support for neighborhood events.
5. We need volunteers who would like to plan neighborhood events. So far, the Bike Parade/End of School Ice Cream Social and Night to Unite are planned.
6. We need volunteers to review and make updates to the Architectural Control Committee guidelines. An update is anticipated in 2026.
7. Monument design and stone options were presented.
8. 2026 Board Members are Elias Bazakos, Jim Powers, and Jessica Tesdall
9. Big thanks to Jennifer Erickson, Stacy LaGow and Millie McNeil for their service to the neighborhood in 2025. Stacy is continuing in a new role as Events Coordinator so we’re excited to see how this role benefits the neighborhood moving forward.
Vote on monument design and stone preferences now through January 10. You can select as many designs and stone options as you like. The results will be shared when the voting period closes.
Have an idea for an event or activity for the neighborhood? Let us know; better yet, volunteer to help. It literally takes a village to contribute to a connected, safe, clean neighborhood.
